Bridge of Allan is a town in the Stirling council area in Scotland, just north of the city of Stirling. It lies on the Allan Water, a northern tributary of the River Forth, built largely on the wellwooded slopes of the Westerton and Airthrey estates, sheltered by the Ochil Hills from the north and east winds. Most of the town is to the east of the river; the bridge is part of the A9, Scotland’s longest road, while the railway line and the M9 pass to the west of the river. Bridge of Allan railway station is on the Edinburgh to Dunblane Line.
The subjects are located on the southern side of Henderson Street between its junctions with Inverallan Road and Queens Lane. Henderson Street forms the main retail street within the town and as such the subjects form a prime retail pitch.
The subjects comprise a mid terraced retail unit planned over ground and basement levels. The property has been extensively refurbished and fitted out for its current use as a delicatessen and takeaway.
Internally, the subjects provide open plan retail/takeaway area at ground floor level. The property has been fitted out to a high standard and includes kitchen area, serving counter and seating area. The basement floor provides further storage/ancillary space together with w.c. facilities for staff.
Ciao comprises a family run pizzeria and delicatessen which was established in February 2018. The business has been performing well with growing turnover and profit margins and is only for sale due to a change in circumstances of the current owner.
The business currently offers pizzas, pastas, desserts and ice cream all homemade on the premises. These are all available to takeaway or to be eaten on site at the bar seating that provides 13 covers.
The business is highly profitable and fully equipped with all the equipment being owned outright. Business hours currently operate 6 days a week 8am – 8pm, by increasing these there would be great scope to increase turnover and profitability.
