DESCRIPTION
The subjects comprise a large acreage of land which is situated on the northern side of the A75 at the junction with the A711 around 2km south-west of the Bridge of Dee.
The site extends to approximately 104 acres, 42.1 hectares and has Barncrosh Farm at its centre. The property was the location of an established self-catering tourist accommodation provider which previously provided 16 holiday lets, including the farmhouse itself as well as a range of units nearby including at the converted steading buildings (which have now been demolished).
The site contains an existing vehicular access onto the A75 which serves the farm by way of a single track access road with passing places. The site contains a mix of undulating open pastoral land and woodlands, which are designated as Ancient Woodlands, together with sporadic trees and some established whin growth and rockier outcrops within fields.
Many of the buildings, principally the steading complex and the farm buildings have been demolished leaving only 4 residential properties intact. There are 2 other residences located on the site which are in private ownership and which will undoubtedly enjoy statutory rights associated with the ownership.
There is currently a joint venture agreement in place whereby any prospective purchaser would require to work with the existing developer of the site. Further information can be provided to seriously interested parties.
PLANNING
In January 2018 the site was granted planning permission for development of 444 lodges, re-development of existing building and leisure facilities.
In December 2020 it was applied to re-new the planning which was refused on the basis that some of the works undertaken were not in accordance with the planning application.
At present we understand a new application has been submitted for the formation of 422 lodges and 1 holiday let, erection of central facility building and administration/reception building incorporating food hall (Class 3), retail units (Class 1) and indoor play (Class 11). This is currently at review with the local planning department.
